Direct booking
Booking terms
These are the plain-language basics for direct enquiries. The final terms for any stay are confirmed in writing by Opia Investments (Pty) Ltd before payment.
Payment by EFT
Direct bookings are paid by EFT only after availability, rates and the booking terms have been confirmed. Banking details are provided only on the official Opia Investments invoice or lease, not on this website.
Checkout
Checkout is generally before 10:00.
Deposit and balance
A part-payment or deposit may be required to secure dates, with the balance due before arrival as stated on the invoice or lease.
Cancellation
Cancellation terms are confirmed in writing before payment. For longer stays, Opia may use a written lease with stricter date-based cancellation terms.
Damage deposit
Where a refundable damage or missing-items deposit applies, it is reviewed after checkout and returned after inspection if no deductions are needed.
Utilities and Wi-Fi
Normal utilities and Wi-Fi are included unless the written booking terms say otherwise.
Cleaning
Cleaning arrangements vary by stay and length of booking. Extra cleaning can be arranged where available.
Payment safety
- Direct stays are operated by Opia Investments (Pty) Ltd, registration number 2017/399730/07.
- Bookings are confirmed only after written availability, agreed terms and the required EFT payment.
- Cancellation, deposit and house rules are confirmed before payment so there are no hidden direct-booking terms.
- Banking details are not shown publicly. Treat any payment request outside the official email thread as suspicious.
